What exactly does AED 4.96M buy?

A 4-bedroom waterfront townhouse in Phase 1 of Sobha City Abu Dhabi at Al Bahiya. "From" pricing — final unit prices depend on type and position, subject to availability and change, and must match ADREC-registered inventory.

Does buying make the Golden Visa automatic?

No, and be wary of anyone who says otherwise. Property of AED 2M+ makes you eligible to apply for long-term UAE residence (Golden Visa), including family sponsorship, subject to ICP criteria and approval. Every Terraces townhouse clears the value threshold; the decision always rests with the ICP.

How does the payment plan work?

Payments are staged across construction: a booking amount, instalments while the home is built, and a final portion at handover. Exact terms are being confirmed and will be published here; the sales team can send the current schedule.

When is handover?

Is my money protected on an off-plan purchase?

What happens after I register?

The brochure comes to you on WhatsApp, and a consultant from the developer sales team follows up with floor plans, the price sheet and the payment schedule, plus a Golden Visa eligibility briefing if you want one (9:00–21:00 GST, seven days). Registering never obliges you to anything.
